Excitement is building as Holladay Properties prepares to bring a major shopping development to Hanover County.
Winding Brook, which has already opened for business with Bass Pro Shops, is now expected to open for business in the fall of 2010. The centerpiece of the project will be the Outlet Shoppes of Richmond, with 375,000 square feet.
P. Kay Pangranze, senior vice president for the Eastern Region of Holladay Properties, recently talked about the progress being made, as well as how momentum is growing for the completion of the 185-acre project.
Located at Lakeridge Parkway, Winding Brook will include a 40-acre county park.
According to Pangranze, the wheels started turning on the Winding Brook project in 2007, with construction beginning that spring.
When Bass Pro Shops opened its doors last October, she said Winding Brook was “on the road.”
Bass Pro Shops, with 150,000 square feet, has already proven to be a major success story for the company and Hanover County.
The ultimate “outdoors” store has become a tourist attraction too for travelers along Interstate 95. The Richmond Convention and Visitors’ Bureau has a reception area with brochures and information for interested visitors.
Country Inn and Suites, a national motel chain, is under construction.
Phase 1, the Outlet Shoppes, is scheduled to get under way this summer, with ground to be broken in the early fall.
The Outlet Shoppes, which, Pangranze says will be similar to the Prime Outlet Mall in Williamsburg.
Pangranze said the goal of the project is for it to be “concept destination retail,” meaning it “has a draw from a greater distance.”
Holladay Properties’ intention, she added, is to “satisfy the whole family,” with specialty attractions like themed restaurants.
The development company has been part of Hanover County for two years, with offices located in the Hanover Air Park in Ashland.
Pangranze said Holladay Properties chose the Hanover County site because “Bass Pro Shops wanted to locate in the Greater Richmond area.”
On its Web site, www.holladayproperties.com, Holladay Property calls Winding Brook “a unique lifestyle destination center,” with more than 900,000 square feet of retail space that “will be filled with an exciting selection of nationally recognized retailers, as well as trendy local and regional merchants.”
The Web site describes Winding Brook as being “carefully designed with environmentally thoughtful goals in mind. A 40-acre linear park surrounds the natural, babbling brook and rolling hills throughout the complex, providing paths for hiking and biking, fishing, archery and bird watching opportunities, and a place for quiet relaxation.”

Ground is expected to be broken on the Outlet Shoppes at Richmond in the fall. The development company is targeting an opening in the fall of 2010. With shops, restaurants, motels and the already opened Bass Pro Shops, Winding Brook, just off Interstate 95, will attract residents throughout the Greater Richmond area, as well as tourists and travelers.

THEY ARENT MAKING MORE LAND!!!!! All this shopping and mess aren’t necessary. Why are we compromising our lives, land, and homes to “make more revenue”... I guess we cant stop it, but- before long- we wont have anything left but crime, traffic, and an out of control city—Chesterfield ring a bell??

I just hate how “good old Hanover” is going from a nice little country county to a over populated, busy place. People—THEY ARENT MAKING MORE LAND!!!!! All this shopping and mess aren’t necessary. Why are we compromising our lives, land, and homes to “make more revenue”... I guess we cant stop it, but- before long- we wont have anything left but crime, traffic, and an out of control city—Chesterfield ring a bell??

Archery? Are you kidding me? Hanover did not support archery at Poor Farm!
